These terms cover how A.M. Pest Control Baltimore ("we," "us," "our") provides pest control services to you ("the customer"). By booking a service, you agree to the terms below. We've kept them as short and plain as we can.
Service availability.
We are a licensed and insured pest control business based in Baltimore, Maryland. We serve homes and businesses across Maryland, Washington, D.C., and Virginia. We do our best to schedule same-day or next-day appointments, but availability depends on demand, travel distance, and the type of treatment. We will confirm a specific time slot in writing (email or text) before any visit.
We may decline service for any lawful reason, including but not limited to: properties outside our standard service area, conditions we are not licensed to treat, properties where safety or access is a concern, or accounts with unpaid prior balances.
Pricing and estimates.
Flat-rate prices published on our website are starting prices for a standard residential property. The price you actually pay may vary based on:
- Property size: larger square footage, multiple floors, or large lots may require additional product and time.
- Severity of infestation: heavy infestations may need additional product, additional visits, or specialized equipment.
- Property type: commercial, multi-unit, or industrial properties are priced separately by quote.
- Access requirements: crawlspaces, attics, basements, or areas requiring special access may affect the price.
- Add-on services: exclusion work, sanitation, structural repairs, or wildlife removal are priced in addition to the base treatment.
We will always confirm the final price in writing before performing the work. If our inspection reveals that the actual scope is different from what was assumed at booking, we will tell you the revised price first, you can decline at no cost.
If we miss the 60-minute on-time window we confirmed with you in writing, we'll credit $25 off the service. This applies once per visit and does not stack with other promotions.
Re-treatment guarantee.
For one-time treatments, if the treated pest reappears within 30 days of service (60 days for cockroach and rodent treatments), we will return and re-treat the affected area at no additional charge. This guarantee applies under the following conditions:
- The original service was paid in full.
- You have followed the prep instructions and any post-treatment instructions provided.
- The conditions causing the infestation (e.g., severe moisture, exterior trash, structural openings, ongoing food sanitation issues) are reasonably controllable, we cannot guarantee against re-infestation driven by environmental factors outside our control.
- The re-treatment is requested within the guarantee window, in writing or by phone, with a description of what you're seeing.
For customers on the Quarterly Protection Plan, re-treatments between scheduled visits are included at no charge for any covered pest, regardless of the 30/60-day window, that's the entire point of the plan.
Quarterly Protection Plan: cancellation.
The Quarterly Protection Plan is a month-to-month subscription billed at the published rate. You can cancel at any time with no early-termination fee. To cancel:
- Email ampestcontrolbaltimore@gmail.com or call (443) 388-3089 with your cancellation request.
- Cancellations take effect at the end of the current billing month. You won't be charged for the following month.
- Any quarterly service visit that has already been performed will not be refunded.
- Any quarterly service visit scheduled within the next 7 days will still occur unless you request it be cancelled.
We do not lock you into long-term contracts. We do not auto-renew annual commitments. If you want to come back later, just call.
Payment terms.
Payment is due at the time of service unless other arrangements are made in writing. We accept cash, check, major credit cards, and standard digital payments (e.g., Zelle, Venmo) at the technician's discretion. For commercial accounts on net-15 or net-30 terms, the terms are specified in the service agreement.
Past-due balances may incur a $25 late fee if not paid within 15 days of the invoice date.
Customer responsibilities.
To get the best result from a treatment, the customer agrees to:
- Provide accurate information about the property and the pest issue at the time of booking.
- Provide reasonable access to the property at the scheduled time.
- Follow any prep instructions provided before the visit (e.g., bed bug prep, roach prep).
- Follow any post-treatment instructions (e.g., re-entry time, ventilation, child and pet safety).
- Notify us promptly if treatment results appear inadequate, so we can apply the re-treatment guarantee.
Limitation of liability.
We are fully licensed and insured. Our liability for any claim arising out of a service we provide is limited as follows:
- We will, at our option, either re-perform the service or refund the amount paid for that specific service.
- We are not liable for indirect, incidental, consequential, or punitive damages, including but not limited to lost property value, lost rental income, or emotional distress.
- We are not liable for damage caused by pre-existing conditions, including structural damage from prior infestations, mold, water damage, or wear that existed before our service.
- Our total liability for any single claim shall not exceed the total amount paid by the customer for the specific service giving rise to the claim, or $5,000, whichever is less.
- Some jurisdictions do not allow the exclusion or limitation of certain damages, so portions of this section may not apply to you.
None of the above limits any right or remedy available to consumers under Maryland state law or any other applicable consumer-protection law.
Insurance and licensing.
A.M. Pest Control Baltimore holds an active pest control business license in the State of Maryland and carries general liability insurance. Proof of license and insurance is available on written request to ampestcontrolbaltimore@gmail.com.
Governing law.
These terms are governed by the laws of the State of Maryland. Any dispute will be resolved in the state or federal courts located in Baltimore, Maryland.
Changes to these terms.
We may update these terms from time to time. The "Last updated" date at the top of the page reflects the most recent change. Bookings are governed by the version of the terms in effect at the time of booking, not later changes.
